How It Works
You cannot clap with one hand. Likewise, any investment or business needs investments as well as necessary expertise to be successful. We combine these factors with our 40+ years of Knowledge and experience of real estate market with the operational experience of the entrepreneurs who are ready to strike out on their own who have a little or smaller capital of their own.
When we find an appropriate property, first action is to make sure we are in tune with the city. If city or county is desirous of such development, we negotiate with the seller price, terms and more importantly time to make sure that necessary entitlements will not be the issue to accomplish our goals. This may take 6-12 months depending upon the various requirements.
Most real estate investors are either not experienced in the entitlement process or do not want to deal with various government agencies, regulatory requirements and related professionals. On the other hand, most business operators do not want to wait for the process to finish. They may also lack the experience in the development process. Many of them may not have enough capital to invest in the development process.

- Sunrise aims to achieve three times of actual amount of invested capital in 12-18 months. (i) 1/3rd for economic hedge (ii) 1/3rd for possible profit (iii) Capital preservation.
- Sunrise decides the two exits before you enter into.
- Keep the property free and clear as much as possible for a long term hold in event economic situations worsens.

Investors
You must be either accredited or an experienced one to our criteria to join our elite group.
Operators
You must have at least two years of experience in a specific industries such as 7-11, Gas, convenience, fast food etc.
We can also deliver you a turnkey operation if you want to own 100% ownership of the business.
If you do not have enough capital, you need to discuss in person with our counselor how we can accommodate you.
